When it comes to selling your home, the goal is always to maximize the value of the property.  The best way to do that, is to pay attention to the details. The often overlooked maintenance issues, you know the things you’ve been meaning to get to when you “have the time”.  Those little projects that you want to do at “some point” but aren’t important enough to ever really get to, now is the time to do it.

One of the biggest concerns buyers have is the condition and quality of the home they are purchasing.  After all, buyers are making a big investment and many of them are afraid of buying a home that will suddenly need major repairs after they purchase it.  The best way to combat these concerns is to fix the small things.  This will show buyers you take pride in your home and you have made upkeep a priority.  Having a well maintained home will put a buyer at ease that they are making a solid investment and will help maximize the value of your home.

When prepping your home to put on the market make sure you do more than just clean and de-clutter.  Take a look around and find the small issues, the parts of the house that have the wear and tear from being lived in.  Consider the following:

  • -Touch up paint on doors, trim and walls
  • -Removing water stains
  • -Fixing a dripping faucet
  • -Cleaning the gutters
  • -Cleaning the windows
  • -Removing carpet stains
  • -Finishing home improvement projects
  • -Trimming hedges and shrubs
  • -Replacing worn out light bulbs
  • -Replace broken/ripped screens

It’s the small things that make the biggest impact to potential buyers.
